A vibrant new part of London

King's Cross Central Limited Partnership is delivering a vibrant new part of London, on previously underused industrial wasteland. It is the largest mixed-use redevelopment in single ownership to be developed in central London for over 150 years and one of the most sustainable major developments in the UK.

The 67-acre King's Cross Development masterplan features 10 new squares, 20 new streets and 50 new and refurbished buildings, including homes, retail and office spaces, entertainment and education facilities. It provides almost 2,000 new homes and benefits 45,000 people who will directly use the area, developed and operated by Argent.

Ramboll’s work at King's Cross spans no less than 14 plots since starting in 2009. Our engineers and consultants have delivered and continue to deliver a range of services across the site, including structural and civil engineering, asset protection and ground borne acoustics. We have worked across a range of award-winning buildings including private, social, affordable and student housing. We are currently completing Related, Argent’s first build-to-rent scheme in the UK on the site. Our latest residential plots, Capella and Cadence provide high-quality private and social housing overlooking a new park concluding the wider masterplan. Plimsoll and Tapestry canalside buildings successfully demonstrate mixed residential and school uses by also housing King’s Cross Academy primary school and nursery as well as Frank Barnes School for Deaf Children below apartments and podium roof gardens.

Attracting global tech leaders with sustainable grade-A workspace

Ramboll has designed world-class offices with leading architects for high profile tenants across the King’s Cross site, including Google Deepmind, Nike and Sony Records. Our latest completed commercial plot is Meta’s new London office, offering a 4,000 capacity workspace. Sustainability has been prioritised throughout design and construction, achieving embodied carbon values 36% below industry average.

Ramboll provided structural, geotechnical, and civil engineering design services, and contributed to the project achieving an overall embodied carbon value of 705kg CO2e/m2, making significant strides towards the RIBA 2025 target.

Sustainability at King's Cross

The developments at King's Cross meet strict sustainability credentials, residential buildings meet Code for Sustainable Homes Level 4, whilst the commercial developments targeting BREEAM Excellent/Outstanding. The site’s energy centre located below one of the residential buildings and separate Cooling Pod building, both designed by Ramboll, provides most of the development’s heat and cooling demand and has enabled the development to become carbon neutral from November 2021.

A complex and constrained site

During the Victorian era, the site was an important industrial transport hub. The site’s history and its future pose significant challenges for all who are delivering the new masterplan, with innovation being instrumental to the successful delivery of projects that Ramboll has worked on.

The site’s rich industrial heritage posed contaminated land issues due to historical industrial and rail uses. With High Speed One railway bounding the site and Network Rail Thameslink tunnels located directly below the new buildings, Ramboll has provided innovative structural framing solutions bridging over railway tunnels below. Furthermore, successful negotiation with various stakeholders prior to and during construction of large-scale buildings in close proximity to railways and other asset protection has unlocked value for our clients.
