The Finnish Builders Foundations’ building in downtown Helsinki was built in stages in the 1930s and 1960s. In recent years, the Builders' House has been mainly used for offices and is located in the immediate vicinity of the Kamppi shopping and metro center at Fredrikinkatu 51-53.
Ramboll Real Estate Development team acted as a consultant for the Foundation’s early-stage real estate development project, envisioning a change of use from an office to a hotel. Our experts have been closely involved when the Builders' Foundation has been looking for a hotel operator and concept for the site it owns.
The house will be converted into a high-quality hotel with about 240 rooms, which will also include meeting and banquet facilities. The hotel will also have a restaurant, bar and street-level business premises. The courtyard is to be turned into a cozy atrium courtyard protected by a glass roof. The premises of the Builders 'Foundation will also be located in the Builders' House after the renovation is completed. Renovations are underway and the hotel will open in 2021.
Primehotels Oy, a private Finnish company, was selected as the operator from among thirty operator candidates.
- It was interesting to change the street view of Helsinki and help the owner find a long-term solution for their current important property. Together with the customer, we visited about 30 different hotel operators and the process took more than a year, say the experts Mikko Väisänen and Sirpa Lindholm, who were responsible for the real estate development project at Ramboll.
